We were approached by our client to alter and extend their 120m2, 2 bedroom lower half villa set within the heart of Greenock’s West End to provide additional accommodation for their expanding family. The design brief was to provide 2 additional bedrooms with en-suites, a family games room, and an enlarged dining kitchen.

The team’s initial thoughts were to provide a single-story extension with internal refurbishment to the existing house, however, on visiting the property the team quickly realised that a substantial part of the rear garden ground would be lost to provide this accommodation.

On inspection of the ¾ height basement, it was established that the basement extended below the rear half of the house and the idea was pitched to the client to convert the whole basement thereby meeting the design brief.

Both Planning Permission and Building Warrant were granted by the local authority for the alterations to the dwelling house and conversion of the basement to form a kitchen/diner, utility, refurbishment of the existing bedrooms, lounge, and bathroom, formation of a staircase to the lower ground floor level, 2 bedrooms each with en-suites and walk-in wardrobes, family games room and a large store.

The total footprint of the basement conversion equates to 105m2 bringing the new total dwelling footprint to 225m2, almost double that of the original dwelling.
